I'm new this whole world of investing. I am not yet an investor myself, however, I am an architect and a real estate agent.  I am also in a position to do at least partial investments against those services.  I am trying to come up with a way where everyone benefits fairly and wanted to get others feedback about this possible scenario.

Purchasing an existing commercial building that needs to be remodeled.  Taking the (or not) 3% received from purchase to fund the engineering needed for building and doing the architecture work myself.  At this point I've likely invested about 8-11% of the building total (with engineering fees and architecture fees on remodel).  What are the different scenarios that work from your perspectives that deal fairly with everyone? How would those be structured so that its fair/legal etc.?
