I decided at the time that I wouldn't pursue it as I convinced myself it was risky in case the neighborhood turns for the worse.Well, the property I purchased ended up renting very quickly and for $200 above the projected rent and the property next door just dropped in price, so it's looking attractive again.I'm hoping BP can convince me one way or the other. 

I concede it bothers me that’s where property is at in my neighborhood but it’s either buy now before the boom or probably not at all.

I have the opportunity to buy a small 3/2 SFR in a B+ neighborhood actually just down the street from my own house the Indianapolis area.

The house is 120K 3 bedroom, 2 bath looking at 700-800 for the mortgage payment If I put the 20% down and neighborhood rent market is about 1200-1300

As far as I know, when you rent an apartment, your landlord has the obligation to provide you with a living space that is fit for human habitation.

Take a tour of your neighborhood properties and bring them up to or slightly below that level.

I have no idea why:  it's a nice house in a good neighborhood at decent rent. 

Doesn't fit my portfolio, don't want to tackle a large rehab like that, location, etc.
