Good deal but All my savings?

Found a good deal single family home on the same street I grew up on selling for 120K problem is that if I was to put 20% down I'm literally left with just 2k to myself have ya ran into the same problem? To sacrifice all your savings into one deal seems kinda scary, but I know it will be worth it!
