Side note: I've been seeing recently in the CA market, its become saturated with "flippers" who want to land their first deal and don't mind overspending on a potential flip just to get experience.

If you keep raising rent the max allowed it may take some time but eventually you should end up high enough that they move.

But at the end of the day Apartment Addicts had everything and more for the goals I had. 

We've had the same opportunity in 1 of our Investment Properties to refinish the floor....we ended up putting in a 7mm Laminate Floor that was cheaper to install than to refinish the old.

Unless a guest smokes regularly or heavily, our ventilation and air filtration is such that our cleaners have not yet alerted us to undeniable smoking, etc.Would love to hear what others use and their experiences with Minut as well (since in part, I went with Minut based on what I read here about the other alternative- NoiseAware).
