You can not buy land in south east Asia unless you are a resident of the country.

No fees to write a check on that or on the HELOC on my residence.

Another issue to watch out for is unauthorized residents in the housing unit.

We reside in our primary here is South Florida which our goal is to move out of and turn into a vacation rental with backup plan of long-term rental if that doesn't work out.

There are better legal ways to reduce liability, but each carries its own dangers.Example you own the LLC by yourself that holds your rental, but your spouse and you own your personal residence as tenants by the entireties, and your wife has the CDs and stock accounts in her name only.
