Any information would be very much appreciated :) Almost all the professional STR investors on BP recommend AGAINST STR arbitrage - some appear to be very emotional about it.While I agree with much, if not most of their points, I believe there could be a profitable business in there.

Let him know that landlords are aggressively screening new residents and having a poor rental and credit history will be problematic for finding a new place.IMO, having someone live in your home for extended periods without paying rent is as bad as it gets in real estate (financially and emotionally).

Then when you get the feed back that they feel heard, suggest they contact the tenant in a non-emotional time and see what they can work out after the emotions have subsided.

Only Reason to ever do that is because of my parents and my wife have strong sentimental Feelings and emotions in that house which I was unable to get rid of even after getting them 10x better house then that but as they say heart is where the home is, and I would absolutely feel proud of myself by give my parents and my wife that house back some how, that would be my biggest accomplishment.

I've never personally worked with such a company on a deal and I was curious what others have experienced.A few things I've discovered:- These deals sound like they may be easy on paper (less emotional seller), but it seems like they are far more complicated.- Contracts are almost completely in the favor of the seller (relo company) and there is little negotiation room on changes to their paperwork.In the end, we're probably walking away from this one because of the restrictive nature of the contracts.What is your experience?
