Try to get that at your local payday loan shop or hard money lender.So I think the point of the story is, if you have owned a property or properties for a healthy period of time and they have appreciated - you may want to talk to a lender about grabbing some cash to put into your next deal.  

I live in a college town that's been building larger commercial operations for a couple years now and it hasn't adversely effected the smaller rental markets. 

Too many folks set investment goals without considering what effect "success" in that arena will have on their life.
