The only time we may waive the first part of the repair is if the repair constitutes a upgrade to a system, such as a new boiler, water heater, etc.The other way to keep the costs down are to learn to do them yourself.

First all newer homes should have breakers not fuses, older homes should be upgraded to breakers if they are not already.

I think the upgrades are worth it based on my experience, because I should be able to bump the rent to $1,250 and have less vacancy as the nice properties in this neighborhood rent quickly.

This does not usually cover units that have upgrades or have had work done on them that is not standard.

Sometimes meeting times/locations get changed, and sometimes (as in the case of the DFWREICLUB = 20% discount) you can get discounts / special upgrades / better seating / etc. if you signup and pre-pay online.

Any upgrade will come out of your pocket.

I was thinking maybe I could buy average houses in nice neighborhoods and upgrade them with upscale features and sell them above market value.

I only upgrade things that are durable and have less of a chance of being trashed.
