Nonetheless REI is still happening in other dry areas such as NM, TX and AZ.

I had small college funds set up for my kids and robbed them almost dry.

But one plus is getting dried in quicker.  

Dry cleaners use some nasty chemicals and if any of that contaminated the ground you will be on the hook for it. 

Hello BP,I'm looking at my first BRRRR deal on a duplex in Tacoma, Washington and am wondering if I should put any of my own capital in or attempt to finance as much of this as possible and keep my powder dry for other opportunities.

You need to make sure the basement is completely dry before moving along.In terms of the order of the items you listed above: walls first, then floors, then baseboards to cover the gap between walls and floors, then appliances.I hope this helps, and if anybody can expand or clarify on my points - I would appreciate it.ThanksAndrew
