You need to make sure the basement is completely dry before moving along.In terms of the order of the items you listed above: walls first, then floors, then baseboards to cover the gap between walls and floors, then appliances.I hope this helps, and if anybody can expand or clarify on my points - I would appreciate it.ThanksAndrew

If taken to court, landlords lose this fight AND if the tenant challenges it and wins, the landlord is subject to paying up to twice the amount awarded to the tenant.So, we stopped collecting a cleaning deposit/fee, and now expect our tenants to return the unit in the same condition it was left in...INCLUDING shampooing carpets and cleaning tile/grout.

Normally you would be able to sell with no prepayment penalty regardless if you got it done the day after the ink dried.
