However, a negative cash flow each month where you are "making your money" through "hopeful" appreciation in the future, isn't a solid investment in my opinion. 

Looking to connect with like minded individuals, both locally and abroad, to grow and learn with, to challenge and encourage....and possibly work together to analyze and finalize on some solid deals!

I’m stuck here pls help...I have 4 properties in NY off market (6-9 units each) and I have solid Cashbuyers/investors but I don’t know how to offer price to the seller since we don’t run comps in setting the price for >5 units..any advise is appreciated!

If you're looking for buy and hold properties it's a solid pass for me.

There could be any reason a deal dies, I wouldn't necessarily consider it a fault of the house without a solid reason of why (I would guess your agent has at least tried to find out).
