and i have been in the real estate finance business since 1995. i have owned a mortgage brokerage as well as a property management business. i have worked on wall street in sales as an investment consultant, but now i am here in alabama (by choice) but with no money. i am able to come across attractive deals, but often face huge obstacles when attempting to close with no dough!

With a two car detached garage.It’s a 5 minute walk to the beach and brand new everything, property is in perfect condition.Asking: $114,000Taxes:$2,350Rent:$600Rent:$800Tenants pay utilities.Mortgage would be around $600 with taxes and insurance and 25% down.That would leave me with a cushion of around $800 pay for vacancies repairs or other costs.

The house does have a detached garage so I *could* explore renting that out separately for $100 - $150 mo.The numbers for the P/I on the BP calculator are $100 off so the chart is misleading, so my $6 cash flow will be morel like (-$94) and that's with me self managing.So my what are my possible exit strategies?
