Regarding how to structure my business - I do not have an LLC setup as an agent and just plan on purchasing properties under my investments LLC, then getting paid as myself for my commissions.

Power of attorney is not permitted, but I did have one lender who blessed off on a corporate resolution for a stateside entity member to have signing authority for the business.

As someone described there are mesh products you can use to block off that vent... and handyman can easily do it fairly cheap.

The market is booming in both the business and real estate sectors.

But if you want to set up a business and manage other properties for fees, you have to be licensed.

As such, the guru is so successful with real estate, why are they taking time away from such a profitable, lucrative business to sell their secrets to others.  

Like any business, it has had its ups and downs.

I have agreed to lend a friend who does fix and flips some cash for a property, with an agreement for a 10% ROI (I am lending 10k since this is my first time doing business with him, however I do trust him.)  

Then you will be well positioned to maximize the rates during your busy season.Alternatively if you list during busy season, you can get more bookings when traffic is up, but you will have to drop rates to compete with properties with ample reviews.No good answer, really as it is painful either way, but it is a preference on how you want to do it.
