Red Flags are going up.  

I have a 50' wide x 150' deep undeveloped lot in East Lake Atlanta (very hot area) on Salmon Ave.

This was all contracted out, deep dark discretionary project executive spending.I know that as of 2010, this kind of thing was still in its infancy.

I'd take this as a big red flag that you're on the verge of putting $1.015 million into a project that will only be worth $850K.

Definitely takes alot of the red tape out of the deal!

Way too many red flags.

Just like Jim, I am a total RED flag on these guys.I spent 6 months working on a refinance of a portfolio of 13 single family houses and 2 4 plexes.

Some goals that I have set for myself are:*Become an avid member in local REIA groups*Start a real estate investing company in the next 3-4 months *Get my first wholesale deal in the next 4-6 months*Build long-lasting relationships through real estate investing I have a deep passion for building relationships and I'm hoping to establish some great ones here wth the BP community!!

So you need to do a deep analysis of multiple metrics to see what makes sense.
