I NEED a Modern "Tiny House" Builder in Atlanta, GA!

I have a 50' wide x 150' deep undeveloped lot in East Lake Atlanta (very hot area) on Salmon Ave. I have owned this lot since 2015 (when I first started REI) and still have yet to get a house built on it or be able to sell it, based on its challenges.

The Problem: The lot has a dry drainage ditch running through it, starting on the front right side, and moving towards the middle as it goes further back. We have gotten numerous stream evaluations on it, and it is deemed "ephemeral" but Lowell Chambers with city of ATL seems to not agree, and will not approve us to fill it in, or even pipe and re-route it. So, this leaves us with 13' of build-able width for a home. If we file for a variance, it will allow us 15', but is not for sure, and will be time consuming and costly. 13' is a given.

After looking at lots of small modern homes online, I believe we can fit a nice, modern "tiny home" on this lot (like the one attached) and sell for a profit and leave the stream buffer as is. Possibly a 3 bed 2 bath. I just need a builder that is experienced in these types of homes and dealing with city of Atlanta. There are already other "mods" in the area, and even with the strange size I think it would sell fast in this market.

@Parker Stiles Tiny houses are usually 500 sqft do you mean a small home?  Google "tiny house builder atlanta" and you'll see one that has the name of a condiment. Not sure if we can mention them on here or not. I'm not affiliated with them but spoke with them about a lot we had. They have some cool product.
