For a BRRRR, that may look like picking up a house that needs a minor cosmetic update, then grow into bigger and bigger renovations from there.

We renovated it with light cosmetic work.

After cosmetic repairs it may rent for 1.7kI believe it's a good deal and numbers seem to work.

I'm looking for SFH or duplexes under $175,000 that require at most, cosmetic repairs.

A few cosmetic updates and rents are between $450 - $800 depending on the town (my personal properties).

Teaming up with a good inspector can find things you didnt see cosmetically that would blow your budget and turn what looks like a good deal into a money pit.If you can, make sure you get more than one opinion from GC's.

My favorite areas in Atlanta is the 30331,30318, & 30311 for its historic values, as far investing I have no clue where to go, I drive for dollars everywhere trying to get an idea , i see a lot of remodels but that seem more of lane for flippers , I’m trying to find a strong area I can buy, & do cosmetic work, light rehab in a good school zone , that families would like to actually live in , any help will do with trying to narrow a area , to buy, light rehab , rent , refinance, repeat 

I've seen single families needing cosmetic work in that price range in NJ.

Both had very poor communication with respect to bid turn around and answering questions and quoted me ridiculous prices for the rehab ( ~$36,000 for the work omitting HVAC and plumbing), most of what I deem cosmetic.

Do you need MEP's or just cosmetic?
