My favorite areas in Atlanta is the 30331,30318, & 30311 for its historic values, as far investing I have no clue where to go, I drive for dollars everywhere trying to get an idea , i see a lot of remodels but that seem more of lane for flippers , I’m trying to find a strong area I can buy, & do cosmetic work, light rehab in a good school zone , that families would like to actually live in , any help will do with trying to narrow a area , to buy, light rehab , rent , refinance, repeat

Both had very poor communication with respect to bid turn around and answering questions and quoted me ridiculous prices for the rehab ( ~$36,000 for the work omitting HVAC and plumbing), most of what I deem cosmetic.
