However, your regular real estate agent works on commission and probably isn't sold on someone from NYC consistently investing in GA.

Underwrite your retail rent component (if any) to zero, nonlocal sponsors are hard, and "weird" deals are hard (ground leases, scattered site deals, etc).  

I know we've been consistently less than 1000, but only 500 would be a real  housing shortage crisis here.

I'd either not put carpet in and maybe match that adjacent room if possible or match the other carpet in the house - consistency throughout the house is never bad.
