With the 10 year treasury down in a trough right now, rates aren't quite where the agencies are, but they are competitive (especially since the underwriting with the agencies is atrocious).

@Rick Baggenstoss Great advice, multi-faceted strategies are always better, plus the student rental space has very heave competition.

I'm an industry insider, I know exactly what "the best" is, and I don't get "the best" jumbo mortgage rates/fees....

You shouldn't focus on "finding" the right bank, but rather shop around between 3-5 different banks and go with the most competitive offer. 

(The nerds could be wrong, and there are different FICO algorithms used by different industries, and your FICO fluctuates +/- 20 points month to month for no reason at all, etc)

@Agyei Axum To determine rents for the rooms I look at the rooms for rent section of Craigslist and zoom into my neighborhood using the Map View of the listings and look at the competition at that moment.
