I'm currently in the education phase here and had an idea that I think is good, but not sure...Hypothetical situation: While in the early stages of my investing career, with little track record to approach private lenders with, having $150k to start with, could it be a good idea to find a $120k property, pay cash, spend $20k on rehab, and sell at $170 ARV as quickly as possible?...

IMO the unit may need a serious clean-up and repaint, then professional staging to get it sold.  

Coincidentally I have a friend who has been asking me if I was interested in investing in a small medical housing/commerical office center with him.

Make a name for yourself as the "Go To Person" when it comes to Investments, and you will find your Center of Influence expand quickly.I could go on and on... but the honest truth is this... 

Since we are in very early stage, I want to play cautiously from here itself.

Plenty of time to dedicated to loan requests in processing, but many loan requests will never get to the processing stage.

Reasons for this is because throughout the years I've found out that everything is center around the online world.
