As for the 73k, 10k of that is my own money so even if at 73k I should get back 10k at least with a 105k property that is cash flowing a little.Might be worth doing 73k and holding off on the other till I build a bigger nest egg / equity.

I would focus on researching the Manchester Market, building a team (ie. start be finding a investor focused realtor), and start to tour houses as soon as possible.

I know I might work harder but at the end of the day it will be on my own terms and will go towards building a better future for my family. 

I dont plan on building anything on the property, if and when, it gets rezoned.
