Each person has different learning abilities and drive. 1) If your current job pays well you may be able to learn on your own or pay someone (like a coach) to educate you while on the job. 2) On the other token if you need a push, being a property manager or a commercial broker or a lender, may push you further along in learning indirectly if your drive is not that strong.

But here's why -The property (A) I am selling has big negative cashflow, which is pushing up my DTI and thus preventing me from doing a cashout refi on another bigger property (B).My mortgage broker has been working on the numbers, and one way he came up with is to deal with A and B at the same time.

Instead I would bet there are more resi agents than ever especially if you count wholesalers and other quasi-agents.What it did do, in my opinion, was separate the truly great agents and brokers from everyone else.

I have never had problems with electric turning them on, even as a listing broker for banks, I have literally done this hundreds of times, they have to chase the customer that the bills name was in, not the new customer, the one exception is if the utility supplier is a municipality.

Price is to high to cash flow, you're paying to keep the house2. 3% comissions won't go 100% to you unless you're a broker, also the title company has to send the check to your broker first and then you can pay off the lender of that money (if you borrow the downpayment money from your qualified relatives)3.
