Ok... so maybe i didnt do everything right.. bought my first house.. remodeled the house as if id want to live in it, its not in a nice area but the house itself was nice.. all new tile, carpet, bathroom, appliances.. so the renters dont pay.. finally get them out and its TRASHED.. floors are ALL completely trashed.. like more broken tiles then i thought possible, holes in the carpet, new front door is smashed up, holes everywhere.. house was completely repainted in december and looks like the paint was orignal from the 60s.. they rented it since january.. now there out.. what do i do!?

i simply cant say enough about this unit.Second unit: Sigh of releif had clean hardwood floors.. clean kitchen..clean bedroom (windows had spiders etc but looked fine) ..living roof floor squeaked in few places when stepping on those spots..second bedroom was cleanish ..pantry had HOLE in roof with umbrella being used to contain water leakage.. overall no bad odor etcThird unit: Clean hardwood floors..cluttered kitchen (but thats not relevant to house itself) bedroom was clean ..bathroom had hole in floor near bathtub and when stepped on it moved downwards and seemed like cant withstand too much weight.. two broken windows but still intact.. had similar hole in one room being used as storage.Basement was cold and seemed to have moist air.. yellow glue like stuff used to seal around windows and pipes.. very cluttered.Most of stairs in house squeaked and some felt loose.Conclusion:Noway im paying +100k for this i wouldnt even consider this 3 unit but 2 as one of unit was not liveable at all !!!

I do work in your market but mainly with home builders like Ryan and Foxridge Homes in Brentwood/Franklin and Murfreesboro areas.Hope the info helps.Here are some tips to streamline your cash out at 6 months:- have your original Final HUD settlement statement to document your acquisition- have all receipts and scope of work (SOW)'s to document work done for valuation purposes- get a verbal from local appraiser on opinion letter (usually 50-100 or free with relationship) as it might help your appraisal value you need to get to but if there are a lot of solid comps you will not need this- keep an updated loan file on your desktop broken down with folders for paystubs, bank statements, tax returns, W2's, lease agreements, insurance deck pages, and etc so that when you go to do the loan it will be a slam dunk.Preparation will help reduce your brain damage when getting financing but if you do the above it will make your life a lot easier in advance.
