@Marichelle Lao it depends on the agreement you have with them. 

I want to be very clear on /with all my intentions: lease agreement, tenants , rent monies , repairs etc .

Assessment is buy "rent ready" properties, rent them out and sell an option to purchase agreement for several thousand.  

I've seen and heard a lot of owners putting that clause in the rental agreement.

I'm going to move forward carefully to make sure they document their agreement allowing me to self-pay aside from an email.

Understandably, in the interim until you find and get the PM going, ask the PM if they can get their recommended contractor to perform the repairs in advance of you signing an agreement with the promise that if it goes well you will sign on.

Hello BP, I have a current tenant that was renting when I took ownership of the property and was under a lease agreement that just exchanged hands.

Before closing, have the tenant and seller sign an estoppel agreement so everyone is on the same page as to what the rent and security deposit is.
