I figured I would drop a message in here for either a little motivation, or to meet some people who may be interested in a JV with me, or maybe someone who just wants to help me learn out of the goodness of their heart.

@Ed Zhao there is the cap you buy it at and then the stabilized cap that you achieve by optimizing the use of the property. 

I think I’ve created a good hub for both real estate investors and motivated sellers.

My second tip is I would build a 30-60-90 day plan on what you want to achieve ... not a plan like “I want to wholesale my first property in 90 days” but more like what concise and specific ways will you be finding that property ... moving forward on it etc. hope this helps.

What is their motivation for wanting what they want?

We recently heard of real estate investing and have been steadily making the time to learn as much as we can on our own via books and audiobooks, podcasts, and blogs.The more we learn, the more motivated we feel to get out there and get some real work done!

It was nerve racking going through the first purchase but I see how powerful it is now and am motivated to acquire my next deal.

I am realizing the 70% may not be achievable but that does not mean it can not be profitable.

That could sound selfish but it is widely understood that the great things that we want to achieve and the number of people that we are aspiring to help will be a challenge if number one is not taken care of.  

I have $300K cash right now which I don't have a way to invest  (If I spend 6 months and put $50K out of pocket on each BRRRR to achieve $1000/month cash flow, then I need to flip 6 properties to spend these $300K).
