he paid just under one million cash for his ranch I sold him in 91.. and I would venture to guess his portfolio back then was worth 30 to 40k million all free and clear and today probably north of 150 million.. so yes I think that's an accurate statement.. plenty of guys like this in the bay area though.. they just don't hang on BP  LOL

So the taxes are "included" in the 50%.IMO, if you are solely using the 50% rule to determine your cashflow that is not an accurate method.

So my fiance and I were hoping to make money through Wholesaling because we are just starting out and don't have a lot of money saved up, but we heard Florida is against Wholesaling if you aren't a real estate agent which neither of us are.Has anyone currently a wholesaler in Florida, or know if this is indeed accurate?

Expenses at 2% and property value at 3% should be within a percentage point or two of being accurate, but income at 5% will be difficult to pull off unless you have a sizable increase or two at some point, which may be feasible as you mentioned this may be below market rent.

Granted, renting to pet owners is a gamble...but I would argue that renting to Humans is far more risky.
