But as a forever student my optimism was not shaken ( it was supposed to be a flip btw, not a brrrr) now I'm about to close on the 20th on a mixed use, 4 unit value add project that cash flows positively day one ( not by much, but my plan is a larger scale brrrr)This third deal that just just got out of attorney review is different in the sense that I'll only be adding minor value with minor rehab.

That agent will direct you to the Contractors division to file your complaint and start that process.Hopefully the contractors understand the your going to move forward with the actions to get this issueresolved and if needs be both the division of contractors and a very good attorney will be involved and a very honest review on there web site.Starters!!!

Bought in at $357k @ ~80% LTV, so $76k down put in $135k in repairs(construction loan), all of this bundled for a $423k I/O loan at 9.25%.Side note that may impact decision making: i am the GP of the deal and have 33% stake, deal is split three ways with other partners (33.3, 33.3, 33.3) Yes, i know this structure was not optimal for me personally, but it was my first deal and i had to make it happen.

It's not optimal to be their first time into a certain business type but helps if they have other businesses as they likely already have down reporting and mechanics issues while having adequate staff and still making a profit.
