@Evan Kelleher Sorry as I didn't realize how strict the MA deposit rules are so the W-9 may be required in order to ensure the deposit account is "protected from creditors" so that would explain needing a W-9 or Social for the tenant.  

Unless you have proof of funds(for downpayment), credit rpts. business references, track records(not mandatory), and a hardmoney lender letter with interest rate and your money ready, most sellers will not even think much of your request.

Ask to see documentation, such as an award letter.This is a excerpt from the Social Security Administration website:Your child’s regular monthly SSI payments can be deposited into your standard savings, checking, or money market account, but you will still need to accurately track the manner in which those funds are spent and report that information to the SSA as required.Monthly benefit payments can be spent on everyday living expenses and daily support needs.

@Brad Turley Quite a few ways - direct mailer, word of mouth, solicit via travel sites, social media, regular networking etc.

This way they get a proof of payment.

I have been trying to get him social services for years now, and he flat out refuses their help.
