It’s located in an excellent spot backing an popular bike path, in a good public school system, and close to popular parks and recreation.I’ve got a few different ideas for the property but I’m really just not sure where to start.

You should read @David Greene's book to get educated on long distance investing. 

You want a informed and educated landlord that has your best interest in mind. 

I’m an investor from Atlanta with not much experience but ,been educating myself a lot.

My suggestion for the next 6 months are education, and you can do that practically for free. 

Therefore we look out for their best interest as well as the help, safety and welfare of the public/anyone whom will utilize the space(s).  

Don't be afraid to check out local real estate meetups to continue to build your network and for the free education.
