I just recently got another property under contract that I will be performing a flip and I have run into a little issue with financing and was wondering if anyone else has encountered this:I have used the same 2 banks for my 12 transactions in 2017/2018 10 have been rentals and 2 have been renovation/flips.

So if I buy a cash-flowing property with my SD401K I should have a property manager and hire out all of the work performed on the asset.

@Jordan Moorhead Are there opportunities where if you are able to find good deals, to find a partner where they provide the money down (with the idea being you'll pay them back for "your half" of the money down they are paying for up front through the investment's performance over time) and you use their credit and your role is to take care of all the property management?

Margins that small... if your vacancy rates are a bit off... management isn't performing right, a lawsuit or two, and you're in the red and getting a fat 0.Am I wrong on that?

Having said that, I would actually perform my internet research/analysis first and give it a personal ranking - let's say after you've researched online, you rank it at 6 on 10 where 1 means not buying and 10 means 100% buying.
