My current role invovles analyzing loan profitability, assesing portfolio risk and designing new process/methodology to maximize profits for my employer. i work scpecifically with mortgages, so i have seen and gain a deep understanding on how a mortgage work and the profits behind them. that said, it made me realize that if i couldn't be a lender i could probably an investor or whosaler to maximize my cash flow. i plan to be financial independant by the time i am 45. i am now 32, so i only have 13 years left the clock is thicking!

After these initial goals are accomplished, then I am able to set the bar even higher and go up from there.I read the Ultimate Beginner's Guide to REI a few times and have a fairly good understanding of the basics, which leads to believe that my goals can be accomplished a few ways.My question is: What would be the best way to go about it?

I would say that the most important role I have as a passive investor is doing a gut check on who I am investing in (for me that includes background checks, phone calls with the Managers, and in-person meetings with the Managers).

So I can call customer service and in 3 minutes get a complete verbal date down on the phone.. it helps in real time when your working foreclosure stuff.Also any agent can call customer service and get copy of last recorded deed the tax info zoning etc.. sent over in a matter of minutes... out east when its kind of backwards form what I have experienced were you open an order and they don't order title to the end as you have to actually pay an abstractor to go to the courthouse I guess and physically pull data... so this leads to title issues at the end of the transaction were out here we have title within as I said 72 hours max of opening the order so you know up front if you have an issue and you have the whole contract period to work on it if need be.

Buying leads is a form of wholesaling, a company markets my what would be my potential customer and they sell me the leads, I then have to call the leads and sell my services.
