It's only about an hour away but I know nothing about the area and it's rural so I'm not sure how to deal with it.I'll talk to the owner got her information why she is selling things like that.I was wondering if it's possible what's the best way to pass this lead to another investor who might be able to serve her better.I'd be open to the passing it like a bird-dog or even a JV/partnership.Any advice would be greatly appreciated thank you.In case anybody is wondering I live in Houston and The house is in Woodville Texas

I have a few brokers I work with for deals outside of what my few local banks lend on (thoguh 80% of my financing comes from two houston area local banks)Each time I'm approached by a new lending broker I've been unimpressed.
