Does anyone have suggestions on lenders in the DFW area that are willing to lend on rehab projects or is hard money the only route?

I believe some lenders are willing to lend on construction loans for ...

I have a sister who lives in Dallas and have been many times, so I am loosely familiar with the area.  

I have successfully contested property taxes multiple times in Dallas County.

@Nam Nguyen I haven't bought any turn key but two different people who have approached me to do "Subject Tos" have 5 properties between them, in Memphis, Dallas, Phoenix and Casa Grande and all of the properties are now negative cash flowing and have problems with the renters.

I bought a list, the target audience and location were very specific, my copy and call to action in the letter was very specific, I bought a 200+ unit deal in Dallas, TX for $6 million and it appraised for $7.4 million at closing.
