@Steve Callaghan most investors evaluate a flip based on the cash volume proceeds.  8% sounds tight for a flip.

@Josh Simmons go into your MLS and look at the hotsheet on a daily basis and at least twice a day.

Hi @Sara Simpson - I realize you asked about Single family homes (which follow slight different demographics and trends) but for what it is worth, CBRE recently put out Q2 2020 statistics on Total Investment Volume ($) Year Over Year for multifamily properties in the Top 20 US markets. 

@Stella Xu I talk to people from California, Seattle and NYC on almost a daily basis who want to move to Austin, TX for that exact reason.

I also identify with the aversion to the daily “grind” and look forward to the day I can step away as well!

You have to work with wholesalers and market for your own deals off-market to get your own lead flow if you want to scale up your volume.

Sales volume is actually up in the first two quarters of 2020 compared to last year. 

This is the mindset I am taking on and I am committed to taking consistent daily actions from that mindset!

We send so many, impossible to hand write, and volume is important.

Tenant problems, of course, are not daily events and can be leveraged out easily (with a property manager or a good handyperson).
