I would say I'm concerned about "pre-deal" and "post-deal" items. 

While cleaning the apartment a situation occured of her family member stealing something of value of mine that cost $450.After asking the soon to be tenant about it, she stated the stolen item would be returned the next day, and it was.

Depending on the situation, a TIC partnership agreement could also work well IF there was any thought of one partner buying out the other down the road, but that is a whole other conversation :-)Dan Dietz

I was told that we can pay people to leave then get a certain percentage of tenants to allow the conversion.

It was a hobby and a lot of work maintaining it, but it was so much fun (and it was a great conversation starter too).

For condo conversions, it seems common, a good selling point.

I signed up for a free trial with PostScan mail or something like that - their HQ is in CA and you have addresses to choose from across the US (I'm guessing other businesses like a mailboxes etc or maybe a ups store franchisee can signup as one of their partners) - we shall see how it goes - have to get a form notarized and sent back to them then they can start receiving some of our mail.My goal is to have only items sent there that I want scanned - say bills for example - then the bills can be auto emailed to our bill pay system we use.
