If you chose to do a no cash out refinance to get the lowest 1st mortgage rate, you would need to have the loan officer communicate and get paperwork to the existing HELOC lender getting them to agree to resubordinate their debt to the new 1st.

This appears to be where the bottleneck is in the lending process in today's debt marketplace.I will say, the lender has communicated that they will be focused on DSCR but they have not run their internal underwriting on the project just yet to determine how proforma stacks up.
