A third strategy is to put all the debt not on your current residence but on the next home to be acquired and you can add all the rehab dollars into it as needed.

This is a questions I often ask myself - When you acquire a NPN note and you would like to insure  the property by yourself, do you insure it per the UPB value or per your purchase price?

I am wondering if some of the basic principals of BRRRR can be applied to acquiring small businesses.

Modular buildings are built to the same building code as any stick built product and generally built under better conditions with better quality control processes than most stick built product.

@Dilman Recinos, it's going to depend on the bank and what products they offer.

My current cash flow available to pay down the HELOCs/Mortgages would be $4,000 monthly, plus whatever positive cash flow is generated by the acquired properties.If I went with Option A and bought 2 SFRs for $250K, I could pay back $5,500 monthly towards the HELOC (plus simple interest)That is the easier math. 

As long as the price is attractive for the product you should be ok. 

Cash flow today (though it’s nice as a buffer and margin of safety...) and more focused on acquiring great located assets that are lifelong holdings.

In the absence, I'd love to see what folks think of the product and any considerations I might be missing here.
