I've been reading a lot about wholesaling and I was wondering how to go about it in Philadelphia . do I need the real estate license  to do wholesaling in philly and what are some northern things I should look out for 

I was wondering if those with Vacation Rentals or those wanting to do vacation rentals, would post an analysis of the ROI, Cash on Cash, etc and a break down of expenses ie Mgt fee, HOA, Utilities, Cleaning, etc.

I am wrapping up my flip and was wondering what type of payment documentation I will need for both legal and tax protection.The project involved a GC, electrician, plumber, and granite vendor.Do I need to get waivers from all these guys?

To be able to take care of myself and give back to the ones that helped me is my ultimate goal.

Also if possiable I was wondering what's some good way to find properties for the wholesale style flip to sell to a rehabbed or anything like that ?

Other than that I have several people in the area that could take care of any urgent needs the tenant may have.
