Would I just take over the existing lease as my own sub lease under my master lease with the seller and replace tenants when their lease is up with tenant buyers to buy the option?

As you probably know, a child under 6 cannot live in an apartment that contains lead paint, and you cannot turn someone away because you don't want to get a place deleaded (of course there are always ways around it)Also note that once you test for lead, I believe (could be wrong) that you will always have to disclose that information to someone.

I read a lot of books and threads regarding the importance of Due Dilligence for the apartment buildings.After the proptery is under contact,I will definitely do the detail due dilligence in person and with propterty manager or contractor.But still I have the concern that before I put the proptery under contract,if I am in long distance or out of state,how could I do the due dilligence to do the pre-acqucition analysis (repostition chance,how much value can de added)?

I don't see any incentive for a realtor to run multiple CMA's for us on a weekly basis, if we are not using them to buy the properties because we are working directly with the homeowners and our cash buyers.I'm sure I'm missing a step or perhaps I misunderstood some aspect of running the numbers.I was under the impression (from our training) that Realtors would have no problem running comparable if we just ask them...but I just don't see why they would spend their time running comparables if they aren't getting compensated.So I'm hoping some investor friendly realtors (preferably in Topeka or Kansas City) can help clarify and answer this question for me.

If you get a good down payment finance at 8%, if they put 10k and under do 9.9% and then put it with a loan servicer and have them pay the servicing fee ($15-30/mo) and you get mailbox money.
