IMO, those 7 lessons are far more valuable than the coin you could have gained from the deal, and I bet you don't make them again.  

I can't thank @Joshua Dorkin and @Brandon Turner for these valuable tools.Onto my question...So there has to be added benefit to a rental beyond the $100/door I typically hear about.

They didn't make a ton of money but they taught me many valuable lessons, too many to list in one post.The NR education that I purchased was a lot of fun. 

Have to deal with Illegals, and no English, and lots of players...therefore the  services of the property management are valuable.

Your time is [or it should be] more valuable than the $75-$100 per month they will charge you to deal with everything.For me, I would buy a SFH REO in your area for under $40k and then rehab it with the other $10k [you can get more rehab money by using the in store credit cards at the big box stores - Lowes, Home Depot, Menards, etc].  

If he actually created and recorded an easement, which he should have done, then its very valuable.  

After five years of being in the same 8x8 block area in two zip codes you get to know the good, bad, abused, valuable, those houses that are unique or special for that area (meaning they will rent quickly). 

Explore the tool bar there is so much valuable informatin available that you can get lost in there, but when you come out you will be very well informed.
