For example if it was only on the market for 1 week and they just took the first offer that came in rather than spend a few weeks marketing it for the highest/best offer, of if the listing photos were particularly bad, or if the seller wasn't "typically motivated," you can sometimes get an appraiser to consider this in their analysis.

You do need some way of documenting the abandonment just in case though so take photos and if you have a text, email or message from them about leaving, hold onto it.
