The ultimate goal is to come up with a spreadsheet that I can load on an ipad and edit as I go but for now I am sticking with a pad and paper.

Ultimately it comes down more to what someone will pay and how hard you want to sell your service.

Ultimately as the property owner you will be held responsible, with little to no recourse, should the local jurisdiction step in or if unsafe installations fail or cause injuries. 

Make sure you take a look at the Ultimate Beginners Guide to REI from BP (https://www.biggerpockets.com/renewsblog/2013/02/19/ultimate-beginners-guide-to-real-estate-investing), narrow down what you want to do in your investing career and check out the forums, set up keyword alerts, and listen to the podcasts.

My opinion is that any area that has appreciation on real estate growing abnormally faster than the annual cost of living index will ultimately crash.

Now, you can try to strike that language (or use an addendum, to make it assignable) but any Realtor or agent - myself included - is going to look at that cross-eyed because that's pretty much stating you are not the ultimate end buyer.  

On here I'd recommend that you set up keyword alerts, catch up on blogs/podcasts, and read through The Ultimate Beginner's Guide.
