Inadvertent ponzi schemes are more common with funds than they are with one-off syndications and they generally occur because the promoter fails to keep their books in order properly.  

@Adam Juodis  your comments are typical response from anyone asking about paid training.and I agree many are in the seminar business with the ultimate goal to make themselves rich and I know they do that quite well..

Ultimately, shes ok with whatever I do, but I am not planning to just blaze ahead until I have her on board.

Assuming they spent $100k on improvements, you would ultimately "give" them $75k of equity in the property.

Those are the ones who are out there promoting themselves and are usually happy to show a property and get you as a potential client.
