Nice touch with the Sketchup models, are these just for yourself/construction or did you use them to help create a pitch deck for a partner investor?

Loan approval is mostly based on projected rental income, similar to commercial properties.Disadvantages - higher interest rates and can be a riskier investment. 

They also often do smaller loans that other lenders won't touch. 

It feels like one requires the other...refi requires good credit...good credit requires the refi...Does someone have some insights as to how to do a home equity line of credit based on an appraisal and with a low credit score?  

Hi Wade,DSCR loans are business-purpose loans that qualifies lenders based on their credit score and rent/debt ratio (rent/PITI). 

Either with residential or commercial, yes, there are programs that would allow you qualify based on income/debt.

Because while labor is a touch cheaper, the labor can commute to that primary market right, and materials are similar etc etc..

I'm a wholesaler/investor based in NY who work in other markets looking for other investors to collaborate with and are involved in networking groups!

Also, I do find it interesting how no mention is made to the fact that that retirement account grew to 1.5MM over time probably due to stock appreciation where the individual did not have to touch a thing and probably averaged a healthy, tax-deferred return over decades.I do agree that the podcast has turned a lot more salesy/pitchy in recent times.
