Hey streamland-I'm sorry I don't have much advice for you, but wanted to let you know that I'm also new to real estate investing and (like you) a colleague of mine and I are talking about forming a partnership for the sole purpose of investing together.Fortunately, we both have excellent credit and a significant amount of equity in our homes, so we're planning to use that to get our feet wet.Maybe we can exchange tips/ideas sometime...

I saw the clearest presentation of the concept in Jeffrey Taylor's book, Landlord's Toolkit, which I think was clearly a notch well above the other rental property books out there for tips and tricks and mindset.

Actually, I do, I have kept part of the upfront money to pay for replacing the end buyer should they exit, clean up as needed, and cost to eviction if needed.
