The real limiting factor is parking.

Some neighborhoods it's easier to pass are Brighton Park, Bronzeville, etc. the higher cashflow ratio area 4 units Mckinley/Bridgeport. 

The house we are working on in Ridley Park PA had a fire a couple years ago, so it's basically a tear down.

The things that help you stand out are (in no order and not just these items) Location, amenities of the community, size of the community (can it handle the traffic), reputation of community, how well the house is themed (or can be by you).You need to be in a highly amenitized communtiy like Championsgate, Windsor Island, Soterra and several others.

This is not going to be a "picnic in the park."

Issues that go into these decisions includes whether the area has adequate power grid, enough water and sewer services, parking, traffic issues, capacity of schools.

I want to change à warehouse to 2 2 bedroom appartements.I want a ball park of what it could cost me to do that.

I'm in contract on a condo in Albany Park right now that I'm waiting for the bank, but even then, especially with it being a short sale, he's very attentive and responsive when I have a question about another property, and he'll likely be my Realtor for future deals as well.
