Any ideas on tenant types

Hey everyone thanks for taking the time to read my post.

i have been in contact with a broker about a property in a growing community at a great location.  It’s a niche type property and have negotiated a sale price with a 120 day due diligence period to try to find a tenant. I’m hoping you guys have some creative ideas on targets.

it’s an old furniture store around 40k sq ft about half showroom half warehouse. The real limiting factor is parking. It is extremely limited. Around 20 spots.

I have seen a lot of old buildings like that turned into self storage facilities.
