I’m not sure who sold the dream of Jackson being some golden pot of rentals to out of state investors but there’s always a ton of competition there for no apparent reason and most get sold into investments in terrible areas.

Most do not allow "tiny homes".The disadvantages are they do not meet building codes, they are high cost per square foot, they have very poor resale value and most buyers discover within a year that it was a terrible idea.Do some searching on google, the good the bad and the ugly about tiny homes.
