The Sales Comparasion Approach should always be to provide support the the Income Approach due to the investment nature of the strip center.

I've always wanted to invest in real estate so that I could become financially free and teach my kids.Over the last years I've been obsessed with real estate investing and have read over 6 book and countless youtube videos and BP podcast of course.Im looking to wholesale first to get some cash or skin in the game as they say then house hacking some duplexes.

Also, it may help to seek out and join a local group of female entrepreneurs, investors etc that can give you support, guidance and wisdom. 

Towns like these are supported by their University or better stated they are the economic engine for the town.

This smacks of fly by night - no skins in the game - cash the check and run.

We have the right pieces in place to support businesses, bolstered by a bunch of "free" money the government is passing out like candy.

Make sure the turn key company has been in the business for many years and has the support and structure you need. 

You might be able to find a creative financing solution such as seller financing to buy the property, but that doesn't help with funding the $200k rehab.Ultimately, you only have $50k available to support a $600k project.
