And I'll bet you their returns are very similar to those magical "2%" properties after expenses and long-term capex are figured in.Why do you think the really big money guys - the hedge funds - buy class A properties in desirable areas?

I think my best bet is home equity line of credit because I am trying to avoid  hard lenders to be on the safe side and minimize the pressure to sell fast and loose money just because I have to repay at a certain time. 

You should not be betting on appreciation when you are looking for properties to turn into rentals.
