Did the property require any renovations or cosmetic fixes, if so what were they?

Buy a bigger home and rent the current one so you can buy a bigger home using the primary home lesser down payment. 

I was pleasantly surprised to see so many close locations to Houston listed.

All of the value would be considered long term capital gains and so I was trying to see if I could instead 1031 exchange the proceeds into an investment property which I’ll eventually move into and sell with the primary residence deduction.

I am now doing this and would like to know if you are still doing dispo's with investors. if so, please give me some what what you have learned over the years 

There is a contract signed by the previous owner for 5 years with 10 automatic extensions, so the contract expires in 2024. 

As a full service design-build firm, we are capable of so much more (full custom new builds and large scale renovations and additions). 

Owner financing is very work front-loaded, so we would be doing all the hard work for the landlord.
