DADSON Laundry contract

Hey folks. I have a 4plex in las vegas nv that I purchased last year, it has a community laundry room. DADSON has their washer and dryer in the room. There is a contract signed by the previous owner for 5 years with 10 automatic extensions, so the contract expires in 2024.  Its pretty outrageous if this contract is legal.  Regardless, it wasnt disclosed to me upon purchase/during escrow - must not be recorded.  Ive had to repeatedly contact DADSON to get any information.  In the year Ive owned the building I received one check.  Ive inquired since that check with no response.  

Based on some of this information, I asked them to coordinate removal of their equipment.  This is when I found out about their crazy contract.  They claim they havent collected enough $$ most months to provide a payment.  They showed me a ledger that shows payment made, even though I have not received anything.  Also the ledger is all over the place.  $30 one month, $122 the next month,etc.   I have my own machines in another similar building, and the collections are usually very consistent month to month.  I also dont see a huge difference in electic bill, which is almost all from laundry.  Very fishy.  Anyway, I cant imagine why they would want to stay in my building if they are making so little, but they are refusing to move their equipment.  I have given a 30 day notice and told them their machines will be treated as abandoned property on Aug 1st.  They have refused.  Thats where I am right now.  My questions follow, Id love to hear from anyone who has experience with this type of situation particularly with DADSON.  I will consult with a lawyer before I do take action.

1. Does the contract transfer to me, I just dont see how, so if you think it does, please help me understand if you feel it does.

2. If it does apply how do I get out of it.

    2a. Can I close the laundry room

3. How likely is it they will come after me?

4. How likely is it the court will side with them.
